In order to be successful in property, in our opinion there has to be systems in place. Managing projects, sourcing projects, selling projects or either have liquidity to have projects to keep for passive income or financing in place. Currently we just finished and staged a professional HMO. We have received a great deal of interest on this property in Eccles. We have no given a wonderful estate agent to do her magic.. Today we are conveying on a 5 bed en suite that generates 31,200 to a London investor. More so we are conveying & starting another Professional HMO in Eccles. This one will take about 6-8 weeks. It will be a copy and paste of the one we just finished. Parallel to this we have the below Social Housing HMO getting close to completion. It might not look like it…but electricity and plumbing finishing….plastering completing….and soon decoration will begin. Before this social housing is completed we have had a lot of interest. There seems to be a HUGE shift from London investors and Far East investors. The social housing are my favorite and the ones we keep for our portfolio as they have 5 year corp tenants…no voids..no management..and maintenance is covered up to 5,000.
