Today we passed our final inspection on a 4 bed Social Housing HMO in Manchester. It took our builders approx 1 month from taking it back to the brick and forward. This property will generate slightly less than £12,000 per year NET. This means…no council tax…no voids…no management…virtually no maintenance. As this project was signed off we started on another and are selling one HMO in Salford on Friday. There are always issues to overcome. I had several emails with people wanting us to source for them and even manage projects. We have decided not to do this as unfortunately the vast majority have been time wasters. Had an European gent who thought he could manage a project remotely and wanted 20% returns. All I could say was good luck….
