Serco & Mears Asylum Seeker Properties Selling Process

  1. Proof of funds & have a UK existing bank account in order to receive rents.
  2. Signed non refundable reservation fee of 1,000 GBP held by buyers solicitors with an undertaking to our solicitors. Applied to purchase price. Not an additional fee.  Only refundable if structural issues, however Serco nor Mears would accept the property or a title issue that can not be resolved. However our solicitors would not let us purchase if there was such a case of a title issue. 
  3. As per our NDA we are not permitted to have viewings or give out the full property address. Only after POF and Reservation Agreement, Memo of sale with full address is provided to buyers solicitors along with a full legal pack. We can suggest 3 solicitors who have acted on behalf of other buyers.
  4. Legal pack included Gas, Electrical certs,searches, condition and or inspection report from Serco or Mears.
  5. If a new property in which we are waiting for Land Registry registration legal process only commences after registration. Most properties have been registered with the land registry. However properties that we recently purchased might have a delay of 3 months.  There after a 28 day exchange.
  6. All Serco & Mears properties are sold under auction conditions of 28 day exchange and 28 day completion. 
  7. Before the exchange buyer has insurance in place. We can suggest a broker whom we have used on all of our Asylum seeker properties.
  8. Upon Conveyance, we notify via email Serco/ Mears upon sale of property along with both sets of solicitors and the buyers. 
  9. Buyer confirms with Serco/Mears their insurance on the property as well as their bank accounts.
  10. Rents are prorated by Serco/Mears.
  11. We are always available for any issues or questions.
