Our builders been working through the holiday period in order that we can supply another 5 bed Social Housing HMO. There is a tremendous shortage for these HMOS. Many people need to be housed and looked after. This property will be on a 5 year contract…No voids…no management and maintenance covered up to 5,000 per year. These Social Housing HMO properties are getting tougher to replace. Prices are shifting in Manchester. The fact that we need to furnish the property as well as put in white goods makes the deal even tighter. We are focusing now building up a portfolio of LHA/working tenants in Liverpool and hopefully NewCastle. More so we are looking to do a professional HMO in Doncaster with local estate agents & their investors. The rational in Doncaster is Amazon. They have several massive distribution centers. We will be looking to sell the professional HMO in the 110-115,000 range. Rents on the low side should be 16,000 ….probably higher.
