Buy To Sell- Real Life Property Guru Sharad Mehta
There are those who suggest….rent to rent…lease option etc. I want to share a strategy I use that is based on Buy to Sell. I have been around since 1994 investing. I have seen 3 real estate crashes and recessions. I have seen too many fall by over leveraging. I am always trying to learn. I have taken bits and pieces from many property investors. One piece I want to share is Sharad Mehta who went from Zero to 200+ Deals in Five Years. He basically sold property in order to keep property. He was not leveraged and built up a huge passive property portfolio. Taking this into context in the UK, it takes much longer to convey. In the US, I could buy a property with full confidence in the title in 3-5 days. More so, I could put a property under contract and the vendor was legally obligated to sell me the property. This makes things alot easier….However in the UK, if the deal is good people with money will find you. You can find investors if you are honest…communicate and mostly if you can make them money. More so, in the UK the acceptance of Professional HMOs is widespread. Professional HMOs if done correctly can be cash cows.
Property investing is a long term game. For all of those get rich quick, have blown up fast as well. Too many forget how hard 2008 was.
