Everyone wants high yielding property. There is no magic or perfect strategy. We use 2 strategies in the HMO domain of housing of multiple occupancy. We do Social Housing HMOs with Serco and Professional HMOs in Greater Manchester. The social housing HMOs it is paramount to know the financial strength or covenant of the provider. In our case it is the Home office. We have never had a late payment. No voids, no management and all maintenance is covered except structural. The negative with Social Housing HMOs is the lack of finance. With Professional HMOs in Greater Manchester we do these to a high standard in order that tenants stay longer and we achieve higher rental rates. We sell both of these HMO types in order to buy more Social Housing HMOs as well as conversion projects. Any questions I am happy to assist.
