Another Social HMO Project Beginning

At the beginning of a HMO project it looks like complete chaos. We do a full rip out in order to provide a safe and nice standard HMO project. This project we just completed on and the lads got in and started the rip out. This will be a great HMO project as the area is turning into an Article 4 HMO area in September. We have 3 HMO projects currently going on at the moment plus 3 are in conveyance. We sold 1 Professional HMO as well as 2 Social HMOs. We have to sell some in order to keep more ourselves. The Social HMOs are on a 5 year contract…no voids…no management…plus generate 11,960 hands off. The hard part is getting the property accepted. We speak to so many investors…yet many seem to be tyre kickers. Ironically we have the same buyers over and over again on these Social HMOs. I do not know many property projects investors can get 9-10% net without management….voids and simply said headaches.

This is satisfying for us and them.
