This might sound trite…..but a quick checklist

  1. WHO is making the offer and to WHOM?
  2. How is the deal structured…personally or through a LTD?
  3. WHAT is being bought and for WHAT amount?
  4. Is Article 4 in place prohibiting a HMO project?
  5. What is rental demand like?
  6. Have you run test adds for your potential Buy to let or Professional HMO?
  7. Who is going to manage the Professional HMO or buy to let?
  8. WHERE am I getting the funds? (the financing)
  9. Do I have a relationship already with a solicitor?
  10. WHEN am I planning to buy it? (the closing date)
  11. WHY would I back out of this offer? (the contingencies)
  12. HOW is this all going to happen? (the fine print)
