Budgeting for Buy To Let Refurbishment UK Property

 

When you budget for Buy to Let Refurbishment there will always be surprises. Experienced UK property investors know this…however many beginners do not.

Once a rip out is completed that is where the fun begins. In one of our current projects in Warring in which we refurbish and sell on to Buy to Let investors our fun began.

 

Look at estimates from our builder as well as the video of the progress of this Warrington Buy to Let

Removal of kitchen vinyl we discovered the kitchen floorboard to be rotten therefore this will mean removing old floorboards, relaying new chipboard flooring approx. 5m2 and ply lining the kitchen/dining room floor to allow for a new cushion vinyl to be laid.                     £290.00

Due to back bedroom ceiling having loose plaster and sagging considerably in the middle, therefore the best solution would be to re frame and plasterboard the ceiling.                                                                                                                                                                                                                                    £197.00

Re-plaster all walls and ceilings – £1400.00

 

We are absorbing these costs. We do not pass them on to our investors. We gave a final number with all work completed to a very high standard. Our goal is to give our investors between a 8-9% yield. My point for any investor is….ALWAYS Budget Higher. You will always have issues after you rip out a Buy to Let.
