Day One of Refurb Project Old Liverpool Road Buy to Let Warrington

Today we are getting the keys to our latest ready made Buy to sell – Buy to let investment property. Our client will be achieving a 9% return upon us handing him the keys in hopefully less than 6 weeks. This week & next we hope to achieve the following:

  • Remove all furniture, carpets, kitchen and bathroom
  • Strip all wallpaper from all rooms
  • Frame out in 3 x 2 stud work both bathroom and kitchen ceiling. Board in Fireline plasterboard and skim.
  • Supply & fit  new balustrade to stairs and landing
  • Supply & fit new kitchen (no appliances)
  • Remove the old alarm system
  • Supply and fit new budget carpets throughout with underlay
  • Supply and fit vinyl flooring to the kitchen and bathroom
  • Paint all the wall and ceiling white and satin finish the woodwork
  • Strip back the extension roof and replace the timbers for bigger section size timbers
  • Re-tile in Marley moderns

Besides this property we are in the process of conveying 4 houses to make them into a HMO and provide them to the Home office designated party for a niche of social housing with guaranteed rent, no voids and no management. Probably one out of these we will keep for our portfolio and the others we will offer to our data base of armchair investors. The goal is to give them a 8%+ NET return. This net return means approximately 3% additionally as no costs for our investors.

 

We are also in the process of going through permitted development and planning permission on 2 conversions. We are converting a retail property into at least 6 flats as well as the other project is a warehouse in a residential neighborhood and our goal is to make 6 flats. There is a program to lease to the council as well in which we will investigate further….
