It is not just home buyers who are seeking a home to live in the UK. It is investors from all over the world and even UK institutional investors seeking a safe place to park their money.  We had a call from a London investment firm looking to invest in Social Housing. They liked the stability and predictability of the monthly payments of social housing. They were astounded regarding returns achieving in the Net 8% range. Compared to London a Gross 3-4% plus all the so called and promised capital appreciation which is now depreciating.

Despite the new 2nd or 3rd lockdown ( too long to count), demand for properties has posted the usual seasonal rebound which has been stronger than last year. Demand for homes is up 13% on this time last year, with new sales agreed also up 8%. What is more surprising is that there is so much less on the market. So what does this to UK property prices…decreased supply -increased supply…INCREASED PRICES!

Considering interest rates are at ridiculous multi century lows, inflation starting to wake up, where do you safely put your money? Safely also means not dealing with non paying working tenants. We have one and only one solution. Social Housing that is on 5 to 10 year govt backed leases.
