Finding good deals & BMV Properties is 10% Knowledge & 90% Hard Work

Everyone is looking for BMV properties. However not everyone has the knowledge or even more importantly the appetite for hard work. Myself and my Joint Venture partners work VERY hard. This means returning calls immediately, answering email enquirers on properties we sell, we chase up our solicitor, we are constantly looking for BMV properties and checking on our on going HMO property renovations.

I want to share some interesting 10% of the knowledge that I have learned over the years. These guerrilla marketing techniques work and are effective. These guerrilla marketing techniques take some courage.

We are all afraid, but fear becomes a monster when you lock it in a closet and never look at it. The way to conquer fear is to face it directly. Just be yourself…be honest and tell your story…

1. Business Cards- Give business cards to EVERYONE…let this card stipulate you buy property, you renovate property and demonstrate success.
2. Have a folder of before and after photos of properties along with conveyance statements and show how much you made on the property
3. Put magnetic signs on your car ( and your wife if she will let you). I drove around years with signs on my car as well as I bribed my wife to do the same. I had to have purchased at lease a house every couple of months. What did this cost…Peanuts!!
4. Ask you accountant or solicitor if they know people to suggest that might want to invest with you..considering how long interest rates are

Make these part of your daily routine…

Call 10 Gumtree ads in the “For Rent” and “For Sale” section and ask yes/no questions. These questions could include:
“Are you interested in selling instead of renting?”
“Would you be willing to sell for what you owe?” (after some discussion)
“If you could get cash and a quick closing, would you sell for less than your asking price? What’s your bottom line?”
Send 100 letters to a list of out-of-town owners.

Focus on a target area. Walk your target neighborhood, knock on doors, talk to neighbors, hand out cards, and ask people if they know of someone trying to sell a house.

Hand out 15 “We Buy Houses” business cards.

Make an offer on a Rightmove or Zoopla listing that is a repossession or listed below full value.
