Many think the answer is trying to buy BMV. Well in today’s current property market, below market deals are beyond hard to find. Yes there will be some repos, some probates and more divorces due to corona but still there are more hungry property investors and less stock. Prices are shifting everywhere. Yes even in the NE of England. I wish that we had purchased more properties last year in Stockton on Tees and Middlesborough. There has been tremendous appreciation even with the corona. One main reason YIELD!
Many Southern investors are flocking to the NE however they have no team to manage. This only leads to eventual repos. Management is as important as managing builders.
Even if prices are shifting, when one has a long term perspective profits can be generated. This is our outlook and to make it easier we enter into 5 and 10 year contracts for social housing. We have no voids…no management and maintance is covered up to 5,000 a year. Our perspective is to hold these for the duration whilst selling some at all times in order to lower our exposure of risk. These properties are fully managed and ideal for investors like us who live outside of the UK.
