Not that I am an expert ( do not think experts exist other than course sellers), I want to share some thoughts that worked for me over the years especially with our Salford Professional Hmos. We all know the saying ” The early bird gets the worm”. Well it is very true in property refurbishment & Professional HMOs. I have found some of the most reliable and hard working builders, plumbers, electricians…you name it by going to the supply houses and chatting with the gents at the trade desks as well as looking at some of the signs on the trucks. Workers who are there at 7am in the morning are serious and hungry. They probably got out of bed at 6am and beat the traffic. They are probably organized as they want to buy whatever materials they need and get in a full days work. Probably they cut off before traffic kicks in. They basically are effective. They manage their own personal time and hopefully my refurbishment projects of Professional HMOs.
Contrarily, the builders who show up at 10am. They slept in or maybe they forgot some essential materials for my potential refurbishment jobs.
In a personal situation, our builders did not stop during the holiday periods working on our upcoming Professional HMO in Salford. They were on the job the day after Christmas as well as yesterday ..Sunday -New Years Day. They are serious. They are hard working. They know they have a schedule on a current Professional HMO to finish mid January. They know we are conveying on another Professional HMO in Worsely tomorrow morning. They know that job has to be done timely.
