Honestly we all make mistakes. However my goal in this post is to point out some of the rental property mistakes to avoid whilest investing in UK properties.

  1. Difficult Local Council officers…Been there …suffered through that
  2. No Storage in the Property and no one wants to rent
  3. Crazy layouts or bedrooms so small infants could not even fit in there
  4. Small kitchens…Every women loves a brilliant spacious kitchen and bathroom (Actually so do men)
  5. Beware of Japanese Knotweed or coal mining issues ( especially in the Northwest)
  6. Always get a survey..if Manchester..contact me and will give you our gent…he charges us 200 quid..
  7. Rural properties or huge land lots- thus more land to take care of
  8. Big properties…always a need for 1 to 2 beds…not 10 unless a Professional HMO
  9. Avoid DSS -LHA HMOS….Unbelievably tough to manage
  10. Bad School areas
  11. War Zone areas with promises of high yields. I have seen properties in Nelson 20% plus. However to manage is a nightmare as well as probably all of your profits will go back to maintenance…
