When doing social hmos, the part is getting the property approved by all the perspective authorities. This includes the police, the council, building regs and the housing provider. Once all have passed the property, you can sit back and receive the monthly BACS payment for rents. I have put most of our families money into these social housing hmos as they are safer than money in the bank. There might be price appreciation and our counterparty is the Home office. We have never had a late payment or tenant complaint. We just collect our BACS payments and look to source more of these properties to provide for social housing. Not easy to have them approved as we might get one of out 20 viewings.
