With HMOs you need to cross your Ts and dot your Is. We just conveyed on this property in Manchester and hope to make it into a 5 bed Social HMO. It has been approved for a 5 bed but we are meeting the council to confirm room sizes and layout…..if we can make it a 5 bed which will generate net a year approx  £15,000.

Even as a 4 bed the deal works wonderfully…W have a lot of work ahead of us as we are finishing blocks of flats for social tenants. We like this sector as we feel we are somewhat resistant to a property turn down or recession in the economy.
