In Nov 2018 Article 4 is coming to Salford Professional HMOs.

The talk amongst many Professional HMO owners in and around Salford is, How much are prices going to shift. No one really has a crystal ball, however in practicality, there will be less number of Professional HMOs in the areas effected by Article 4 which in all probability should raise the values plus the rental amounts. However in property anything can happen and has been happening from ground rents…to letting fees…to interest rate deductions…to SDLT.
In preparation for Article 4, We are looking to build a 20 Professional HMOs before hand and take some of our properties off the market for the time being. We have been discussing with HNW investors as well as various other funders to get achieve these 20 Professional HMOs in Salford….
