Regarding our Professional & Social Housing HMO Projects that all seem to have a lot of work on them. We bring them back to the brick in many cases. There are always issues…always overages. Then even after the property is completed we are given a laundry list of additional items. It used to be, that we did not have to furnish the social housing HMOs, now we do. There goes another 3k plus add in the blinds another couple hundred qid. It all adds up. Then having council inspections is more fun and usually more costs.
We are looking at different ideas such as providing turn key buy to lets in various locations that have not recovered from 2007 which we can provide investors 8-10% returns. These properties will be mortgage able. Turn key is enabling an investor to garnish nice yields and not break their heads as we do. I do have to chuckle at the daily calls asking if we can source properties. These people might have gone to one too many courses promising how easy it is. I can tell you it is not. We work from early morning till 10pm some days…
