We are hoping to have this Social HMO finished the end of the month or before as we have 2 conversion projects we are in the midst of getting planning permission. Once finished this 5 bed Social HMO will generate net approx 15,000 per year with no expenses…no council tax…We lease to a corp client for long periods. The hard part is simply getting the property passed. All types of inspections. The last 2 we did were challenging however thank Gd we got through them. We were under a time constraint due to Article 4 which makes them more valuable over the long term. We keep some of these and sell some as most banks will not lend on them. However we are testing on 2 social HMOs getting funding from a bridger for a fixed 5 year period.
