Refurbishment Project Salford Manchester 4 Bed HMO 

We started on this project earlier in the week. It will be a 4 bed HMO that we will rent to a major PLC for social housing on a 5 year contract @55 per room per week total 11,400 with no voids & minimal maintenance. We are aiming to be finished by a week from this Friday. The reason is we have 2 more ready to convey around that time. Our biggest issue has been clearing up title issues on properties before we convey. We have had all kinds of issues that myself and my colleagues are almost becoming lawyers. On an upcoming property our solicitor struggled and finally with the help of the vendors solicitor to address a Crown Protective charge. It is never a dull moment when refurbishing properties. It seems on every property we are learning. We learned a while back to transform reception rooms into additional bedrooms ( 6.5 square meters minimum) and on 2 projects we are adding windows in order to make an additional bedroom. Our architect suggested it and handles all the paper work with the council. It is well worth the almost 400 £ to get an additional bedroom at 55  £ per week for 5 years.
