Social HMOs and Professional HMOs at Brick and Mortar Valuations

Maybe because it is bank holiday, I had 2 potential investors who think they can buy a social HMO or Professional HMO at brick and mortar valuations. Do they not realize the cost of 20k to 30k investment to transform into a HMO? Did they take into an account the difference in rents from lets say 450 a month to more like 1200 a month?

Definately not. All this shows is naive and non experienced want to be investors who probably never bought a property. All I can say is, prices are shifting dramatically in the UK property market. It is a sellers market, not a buyers market. There are those who thought the world would end in April and now they are predicting after the furlough. Who knows? What matters is buying right, having positive cash flow and a long term perspective.
