We have been working on our process to speed up refurbishments of our Social Housing HMOs. This increases our net returns as we have now gotten to the stage that in most cases we can turn over a 4 bed Social HMO now in 4 weeks with total refurbishment. This means we cash flow quicker. This property in the North of the UK will net us £14,144 a year with no voids, no management and all maintenance covered unless structural. Our goal is to build a large portfolio of these. We have completed on over 250 of these while all self financing by selling some and compounding the rents into new properties. We are always looking for investors and interested parties. This is a very specific niche which is much higher yielding than regular buy to lets and professional HMOs.
