This is a progress update on this 5 bed social hmo in St Helens near Liverpool and Manchester. We have approx 1-2 weeks to go on this project. We are running 7 of these refurbishment projects all at different stages. We should have 2 completing and upon passing all inspections we will have a govt backed 7 plus 3 year lease with net rents of £19,500. There will be no voids, no management and maintenance will all be covered unless structural. However they will not take any property with structural issues. We have to pass many inspections from the council, building regs, fire assessments and finally from the housing contract holder. As I do not live in the UK this gives me a great sense of comfort. More so every property has a housing officer to deal with the tenants. I have the majority of our families net worth invested in these. I have stable returns as well as the potential of price appreciation. I keep most but sell some as banks do not like the long leases. The long leases are ideal for me as I want these properties to simply cash flow headache free.
