With every project we do there are always surprises and learning lessons. Many times you do not know the extent of the refurbishment until after rip out. Well in this HMO conversion project we learned the flooring was worse than initially inspected. Add this in with rising damp…you go back to the brick. This is why you always need to budget additional monies on every project. We usually add in an additional 20%. We inspect all properties with our builders. Our builders are second generation with a father and son as project managers but this job we have had surprises. The good news however is that this property will generate 14,000 per year on a guaranteed rent with a major PLC. This
