The fact is you can not do property alone. Especially in our case in which we do not live in Manchester. Our goal since 1994 in our property journey is build solid relationships. You must have like minded people for your property team. The only way we have built up our portfolio of Professional HMOs and Social HMOs is by building trust and confidence. I am writing this article as just got off the phone with a gent whom we are looking to guide us and mutually build our property portfolio. He wanted references. We have zero to hide and all is transparent.

So first step in building a portfolio of Professional and social HMOs are honesty and credibility. We always pay our builders upon works inspected. Actually had a new builder whom we are starting with in Doncaster who was shocked that he was paid the same day after the works were approved. We appreciate their work and need them to get our professional HMOs and Social HMOs done timely and quality wise. With the social HMOs they go through a myriad of checks. Health, safety, council, police plus us….

We have gone through too many short sighted and dishonest people. Sadly they will never get to their goals. The same with those who have back doored us…or tried to copy our HMO models. Integrity is everything. I learned a new phrase…” I would not trust XYZ person with my daughters dirty nappies”. This was classic….but reality…your good name follows you in the Professional HMO and Social Housing HMO space and all areas in property.
