We purchased this yesterday and did a walk through with our builders. This property will need a lot of work and will be a 6 bed social HMO with no voids, no management and maintenance covered unless structural. We will net £23,400 per year with a 7 plus 3 year GOVT backed contract. Just heard today from one investor who is buying from us that he had other properties with a CIC and a charity and has not received his rents from last month. Since 2014 we have never had a late payment and once the property is boarded we simply get our BACS payment. We sell some in order to keep more ourselves. Better than bonds as we have inflation protection and better than stocks as we do not have any volatility and potential long term growth.
