Carpets and furniture going got installed on this 4 bed Social HMO. This property is also in St. Helens. I try to integrate projects nearby. For instance I have several at the moment in St Helens and buying another one next Monday as well as several in Carlisle. The advantage of St Helens is the proximity to Manchester and Liverpool. These cost more but are more desire able to investors especially from Hong Kong. Personally I like Carlisle as we have higher net yields cash on cash plus feel there will be price appreciation there. There is strong infrastructure as well as a University which always needs student housing as well as a plan B. However we have been doing social housing since 2014 and have leases up till 2033. There is a tremendous shortage of social housing and tremendous demand. This is the perfect scenario for me.
