How to Find Investors

Always the question is : “Where do you find investors?”

What has worked with us is to start with your friends and family, your  base, because people do business with people they know, like, and trust. Then, start to branch out to other investors. The next bit is the yield and security must be a win win for all parties. We are always trying to look at it from the side of the property investors. What is their risk. What is their upside?

It is all about value, value, value, trust, trust and more trust. What I mean by that is for someone on the other end who has the money in the stock market or retirement funds and it’s just sitting there or not getting the returns that they want, that’s the value that you offer to them.

You’re providing them an opportunity.

For instance what we are considering is a 5 year amortization fixed 5.5% return with a LTV of 50%. This is a low risk proposition for an investor who just has extra money sitting in the bank.

Everyone has their own unique strategy when raising money from investors. Ours is phone calls, touching base with those investors, plus putting out blog posts or instagram posts. Even before that point of offering the deal, you still want to nurture those relationships—not only reach out when you actually have an opportunity.

In our case we have constant oppurtunities. We are always buying, refurbishing, tenanting and even selling social housing properties.
