We built a model of sourcing, refurbishing, having approved, tenanting and mostly keeping these social hmos. With everything in life there is a ying and yang. Once they are completed they go to bed to say. They simply cash flow. No voids, no management and maintenance is covered unless structural. That is the good part. The bad part is that most banks do not like financing these due to the long leases. Due to this we generate cash by keeping them and rolling all the rents back into new properties as well as sell some here and there. However our goal and our colleagues goal is to build up a large enough portfolio that generate income for retirement.
