Maintenance and Management of Tenants Is One of the Most Important Issues in UK Property
For those of you who think that you can sit in London or Hong Kong and have an estate agent manage & maintein your property. You might be surprised. We have a client who bought last year pre covid 2 Social HMOs. Along with our sale she purchased 4 ensuite Professional HMOs in Salford. She gave them to an agent who basically ran them into the ground. All 4 professional hmos are empty. She has not collected any rents. The estate agent was not fully cooperating or answering his mobile. She asked us to take a look. One property had squatters in it and even though we were given keys, we could not enter 3 of the professional HMO. Someone had changed the locks.
