As we convey on properties we have a pre inspection. It was brought out on this property in which we just conveyed approx 50 items needed to be addressed in order to be on the 10 year contract…no voids..no management…no maintenance. It is rather shocking the level that people were living prior. What is good is that many councils are now going in and either having inspections or selective licensing in place. This refurbishment job will take approx 3 weeks. There after it will be inspected and hopefully passed the first time. There after it simply goes to bed for the next 10 years and we simply cash and move on to the next refurbishment project.
