Progress on the Longest Refurbishment of Social Housing

This has to be the most challenging property out of almost 170 properties we have ever done. There was a hidden basement that was a marijuana farm. NW Power cut off power to the property. This took us almost 2 months and 2.5k to get power. At the suggestion of our solicitor, she thought we would be just chasing our tails if we sued the vendor. He and the money are long gone. So we have been struggling since April 11th of this year. Usually it takes us 6 to 8 weeks to make a 4 to 5 bed social HMO. Even with all of our experience, this property has been the most challenging. I really love it when we have investors from Hong Kong or Saudi Arabia that they think that they can find a sourcer to locate a potential property and pass all inspections from the following.

2. Police

3. Building Regs

4. Fire Assessment

5. Housing provider

6. Audit from the Home Office.

Just one item, just one and the property will not be on boarded.
