Using Second Reception Rooms as Bedrooms on HMOs & Buy to Lets

This might sound obvious to seasoned property investors but strongly suggest in order to increase your profitability is to look for properties that have 2 reception rooms and convert them into an additional bedroom or in our case another £55-60 per week. This number might seem low however we deal in social HMOs and social Buy to lets. There are no voids… no management…no maintenance…no bills. Just monthly BACS payments. Great for out of town investors. However with all that said we have to meet a standard which is inspected multiple times.

Besides second reception rooms property investors might consider adding lofts or doing kitchen extensions. All of these make the properties more valuable and can add additional rents.
