We finished this week one professional HMO in Eccles ( Salford) and one social housing HMO in Salford. This week we have started another social HMO in Denton and Weds of next week will convey on another Professional HMO in Salford. The social HMO should be finished in about 3-4 weeks. We are bringing it back to the brick. The rational is that we pass all the inspections that have gotten stricter for the corporate client. The corporate client who has the direct Government contract for social housing inspects all aspects from health to safety. Have the battle is first sourcing the property and then having it pass all inspections. It is all worthwhile as this social housing property in Denton will be a 4 bed and will generate on a yearly basis net 11,960. We only have to pay for insurance which is 275 to 350 per year. We will post pictures as we proceed in the works as well as the works of the professional HMO. The professional HMOs take longer as the spec is much higher. We want to “Wow” the potential tenants as they will stay longer and pay more. This is the way the HMO market is going in Manchester. More upscale….no more shared bathrooms…ensuites…almost like mini hotels.
