What to Do When a Contractor Underbids?….Great question …just got off a conference call with my JV partners discussing this issue. Clearly builders and contractors want jobs. What they seem to do at times is underbid. However our job is to know ahead of time what projects should cost as well as how much time they should take. I know this is not easy for beginners and even us whom have completed on 35 projects in the last 2 years. We are looking at bringing back a warehouse to 3 terraced houses. Alot to consider. Bringing in electricity, water and stairs.

The answer is really to find a builder whom you have a mutual beneficial relationship. He needs you and you need him. You meet each others goals. You look for honest souls with integrity.

We have used the same builders for 30+ projects. Their life has changed. The father who is directly in charge went on a 3 week vacation to Cancun. He was able to travel to this exotic paradise for one reason and only one reason….our projects. He made a great deal of money. 100% he deserves it and I can not wait till he gets back as we have 3 more projects coming out and need his expertise.

The bottom line is look to build relationships with builders whom you trust….
