Why Semis for Social Housing

We do Semis and we do terraced properties for Social Housing. We purchased numerous semis in an area outside of Manchester as we felt they were under valued. We think we have learned our lesson as we purchased properties in Salford, made them Social HMOs. We sold the majority of them only to see them more than double in value from 2014. We saw the same as we purchased during covid in the NE. Areas like Stockton on Tees prices increased 50%. We had no idea prices would go up after Covid. We had investors offer us ridiculous prices for our cash flowing, tenanted social HMOs. We passed and sold them at a much higher valuation. So coming back to these semis, we have a 7 plus 3 year Govt backed contract, no voids, no management and all maintenance other than structural covered. We are collecting rents while waiting for potential price increases. Semis are always desirable for families as front gardens, driveways and back gardens. Always looking for interested investors.
